Positive: No breakfast, no options. If there was a breakfast it wasn't obvious on the booking page. Nothing else to add. They didn't scrimp on biscuits, plenty of those! Very warm on arrival, presentation was great, cleanliness was great, for 1 night, it was spot on. Big thanks to the owners.
Negative: My pet gripe of teabag, milk and sugar police rationing, and the smell of spliffs wafting around. The smell gets in the room and takes ages to clear. Usual hotel and B&B supplying 3 teabags, limited milks and limited sugars. I know they can't provide all things for everyone, but it takes 3 sachets of milk to make a cup of tea, so 8 sachets of milk isn't enough. When there is a kitchen on site, I would expect to be able to go and top up my teabags, milk and sugar. Instead I had to message the owners through the app. When I did ask for a top up, the owner came with a selection bag to top up, I was stunned when she started to count out the items for me have. All that wasn't used was left behind, so no idea why B&B's and hotels do this.
Summary: Spot on apart from the 'makings police'. They didn't scrimp on biscuits, plenty of those!
