Positive: Responsive communication via email beforehand, useful advice.  Beautiful compound., colonial style- perfect for those who dislike the ugly high-rise hotel boxes. Very polite and helpful staff. Thank you for keeping our room immaculately clean to Teerarat. Room was spacious, atmospheric with its wooden floor and furniture (don't expect marble floors and modern cupboards; there might be some scratches and staiins, but  that's to be expected with wooden matetial,  especially when guests are careless. No peeling wallpaper as stated in other reviews - the room was well-maintained and tastefully decorated. Sufficient storage space, pleasant lighting.  Mattress was nice and firm, neither hard nor wobbly-soft. Clean. Toiletries include body lotion (no conditioner). Set of three towels for each. Free ice cubes provided in room on check-in day. Espresso,  latte,  cappuccino at breakfast. Shuttle service to town (stp Clock Tower is most convenient for a slightly more authentic dining and shopping experience than malls or Cicada market). Too bad that no return shuttle around 10 pm (but with a Grab taxi, it's only about 100 Baht). Good wifi everywhere.
Negative: Weak water pressure in bathroom, no constant hot water. Bt5⁹eakfast was slightly disappointing, for vegetarians - some rice, baked beans, and some grilled vegetables plus eggs and bread, but only occasionally a meat/fish/ seafood free dish or soup (other hotels use tempeh and tofu for delicious savory dishes). No signage for ingredients. No fresh juice. No mosquito repellent in room.. Aircon reverts back to chilly 24 degrees Celsius whenever you exit the room. No chairs on balcony (first floor). Few sunbeds at beachside, artificial grass is kitsch and gives cheap vibe.  Maybe opt for sand? No staff ever appeared at beachside sunbeds, can't comment about poolside since we never went. Unfortunately,  this hotel, as the others close by, have built up to water's edge (high tide) which means lack of what could be a gorgeous exotic  beach with white powder- sand and palm trees as you find at the far end of the beach or around the beachside of the Clock Tower district.
