**First off, let's tour the outside of the villa, featuring the following:**
A beautiful swimming pool with all the necessary sun-bathing lounge chairs (kids will love to play around it).
A terrace and outdoor dining area, in the shade, for 8 people, perfect for meals, cocktails or other gatherings with family and/or friends.
No view of the neighbors, far from the road and located on a small one way road with very little local traffic.
Absolute calm, except for the bird singing in the morning, but it is not considered as a noise disturbance.
**And now, a tour of the inside. The villa is built on 2 levels, featuring the following layout:**
**On the upper level:**
A large living space basted in natural light, opening to the outside and the swimming pool. This space includes a lounge area with a couch, a Meridienne sofa, a smart TV, a coffee table, and a dining area that can accommodate 8 to 10 people.
A well-equipped open-floor kitchen with central island and everything else you will need during your stay.
A first master bedroom suite that opens to the step-up terrace, with a large closet/dressing, and its private shower room.
Separate toilets and more storage spaces complete this floor.
**On the lower level:**
A second master bedroom suite, opening to the outside, with a large closet/dressing and a private shower room.
Two other bedrooms suites also opening to the outside and with their own closet dressing and shower room.
A second living/leisure room, opening to a second outdoor area.
A laundry room and separate toilets complete this floor.

The villa is located only three minutes away by car from the picturesque town of Mougins Tournamy, where you will find all the neighborhood stores for your daily shopping as well as restaurants and supermarkets. You will also be able to easily reach the following points of interests on the Riviera:
The fine sand beaches, in either Cannes, Golfe-Juan or Juan-Les-Pins, less than 25 to 30 minutes away.
The town of Mouans-Sartoux, where you will be able to enjoy its genuine weekly Provencal market, the medieval part of the city, its local restaurants as well as its multiplex movie theater (about 10 minutes away).
The village of Valbonne and its numerous fine restaurants and cafes, less than 20 minutes away.
The famous city of Grasse, less than 20 minutes away as well, where you can visit the world-renown perfume factories.
The picturesque village of Biot, less than 25 minutes away, where you can explore its medieval cobblestone alleys and try a delicious Grand Marnier crêpe at the old town crêperie.
And if you are here for business, just in case, the “Silicon-Valley of the Riviera”, a.k.a. The Technopole of Sophia-Antipolis, is about 15-20 minutes away. ^^)

**!! CHECK-IN AND CHECK-OUT INFORMATION!!**
Check-in and check-out are flexible (like us), except if other guests are arriving and/or departing on the same day as you do, in which case the check-in is no earlier than 4 pm and check-out no later than 11 am (We could not find a way to clone our apartments.)
IMPORTANT: An extra charge of 35 Euros will be required for late arrivals after 8 pm and before midnight. Late arrivals after midnight will be possible only with a key lock box (we need to keep that time for Netflix).
