This is our personal home with our personal stuff and is not considered a full vacation rental. However, it's beautiful and available if you need a home away from home. The home is a living art gallery and library equipped with everything you need for a short term stay with much more comfort and privacy than a luxury hotel and for the same price you can fit the whole family, look out at the beautiful views of Los Angeles and surrounding mountain areas, cook in your own kitchen, FREE street parking , WiFi, Cable, peace and tranquility and only minutes away from Old Town Pasadena, Rose Bowl, and only 30 minutes from Downtown LA, Studio city, Hollywood and much more. The mountain and city views are amazing, and on a clear day you can see 50 miles to the the ocean and the sunsets views will blow you away. This home is filled with lots of love and numerous works of my own personal artwork and is literally a living art museum. PLEASE NOTE THE FOLLOWING : Open office in the home is not included, so please respect the privacy of the open office and do not enter. No smoking, no shoes, no pets, no parties, no illegal activity of any kind, no unauthorized guests or 3rd Party bookings (ID and matching utility bill must be provided upon check in), do not make duplicate copies of the house key, do not move the furniture and do not remove any books. Please be respectful of the paintings and turn off all utilities TV, lights etc, when you are not home and lock the doors and windows when leaving. A late check out fee of $75 per hour up to a maximum 2 hour window will be accessed should you check out late and if your late check out should occur beyond 2 hours you agree to be charged equivalent to the nightly rate. All trashed must be bagged in plastic garbage bags and deposed of in the black trash cans, all recyclables can be deposited in the blue cans only . The property is located on a large lot and the listing does not include access to the separate private pool house, studios or our personal office within the home which maybe occupied by additional guests during your stay. Street parking only: Parking is on the street in which there is plenty of safe free parking and no parking permits required. (Please park on the same side as the property). Please see all notes and house rules prior to booking. Cancellation Policy is strict -no refunds and please send all questions and messages through the HomeAway/VRBO inbox only.
Pool rules: Pool hours are from 10am to 10 pm summer only. Pool rules: Pool/Jacuzzi hours open 10am close 10pm. New Optional Private 10 person private Jacuzzi is separate from the listing and is available for an additional fee of $99 a night with a 2 night minimum. Note: Please check the weather prior to making a request and paying for the Jacuzzi. We do not offer refunds.(Please note children are not permitted in the Jacuzzi without an Adult present). NO DIVING OFF DIVING BOARD IS PERMITTED. Please do not hang your clothing or towels along the pool protective fence, it VOIDS our warranty. Parents must be present at the pool with all minor children. Children are not allowed at or around the pool by themselves. Parents agree to be 100 % liable for the safety of all minor children and all children must be listed on the reservation prior to coming onto the property. Diving board use is not permitted, we will not be responsible for any injury as a result of unauthorized use.
Pet Rules: Pet rules: Pets under 20lbs or less will be considered with a pet fee of $299 per pet and for hairy pets and or pets greater than 20lbs and less than 60lbs $399. Any pet greater than 60lbs add $99. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $35 a day. You must bring your own pet bedding, All animals must be trained and are absolutely not allowed to use the bathroom in the house, if it is discovered that you pet has use the bathroom on the rug or in the home an additional cleaning fee of $250 will apply plus the cost of rug replacement if necessary. Pets must use the bathroom in the designated are ONLY and are not permitted on the green grass. DESIGNATED AREA: is in front of the home on the dirt only, if your facing the home from the street, behind the fence where the tall grass and orange trees are located. All feces must be picked up and bagged and placed into the black trash can in the front of the home, failure to do so will result in an additional clean up fee of $195. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $175 for sheet and duvet replacement, in addition you agree to pay $250 for pool backwash and filter cleaning and $130 for the cost of a plumber plus any additional fees that the damage may have caused. All terms, conditions and fees are agreed an as a condition of your acceptance of this lease agreement.
New: Smoking maybe permitted on exterior in your private area only with smoking fee of $299 and additional deposit of $299 to be returned if home does not smell like marijuana or smoke. Otherwise, No smoking or drugs of any kind are permitted on the property. If you or your guests fail to follow the no smoking/drug policy you agree to pay an additional $598 for damages. .
Gov ID required for all guests required within 24 hours prior to check in, failure to provide will result in cancellation with no refund
No 3rd party reservations are permitted without prior approval, violation is $499 penalty subject to immediate termination of lease.
Please note for your protection and the protection of the property we have surveillance cameras on exterior and one camera inside of the children's room or middle bedroom.
Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund or return of your deposit and you are to vacate the property immediately. This is considered an embarrassment and disruptive to our home and neighbors and will not be tolerated.
Member and guests ID's required upon check in.
Service Dogs are permitted with prescription from your Doctor and an additional cleaning fee of $199, service animals are not permitted to be left in the home unattended.
Surveillance or recording devices located on the exterior of the property for the protection and security of our guests and our property, we do not or never have had any cameras inside of the home. Any attempt to disconnect or cover the camera's by hand or body or other means will result in a $475 additional fee.
We are not responsible for evacuations due to natural disasters or acts of God, or rolling Public safety power shut offs to prevent fires.
Additional home/studio on the property is not included and maybe occupied by other guests.
Please note: We do not allow mail or have any packages to be delivered to our home.
Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable California laws and statues and you agree that your full deposit will be compensation for damages and may be use to settle any outstanding claims, violations and or associated legal fees.
Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and your deposit will be forfeit as damages and you agree upon notice to vacate the property immediately. This is considered an nuisance an embarrassment and disruptive to our home and neighbors.
We do not tolerate guests who are hostile toward the host or other guests and if this should occur for any reason your reservation will be cancelled immediately without refund.
All terms, conditions and fees are acknowledged and accepted upon your execution and lease of the property.
