Positive: Location was really good. It is in ZTL zone, but free parking is 250 m away, just in front of hotel San Paolo di Convento (we found it by accident). Room was big, nicely decorated, but dark because of small window and closed blinds from the sun.
Negative: Communication was strange. I did not receive any information before arriving, so I thought there will be someone at the place, but owners wife came only after I called him (I can understand Italian, but if you don't I think it can be difficult to communicate). Our ID cards were taken and she asked to return in few hours when someone comes and can register them. Room was in another building and we got only 1 key, but realised we need another one for the front door. Kitchen is not allowed to use, no equipment. No coffee, no complimentary water which is always nice to have upon arrival. Noisy air conditioner and fridge. Terrace in other building, not convenient to bring everything if you want to sit with some drinks. And the breakfast was in cafeteria 50 m from property, coffee & 1 pastry to choose (value max 4€ in total), so I would not call it breakfast:). An advice would be to think about property access codes/ key boxes, clear information before arrival just to save time trying to understand how everything works. We are not demanding guests, but felt unwelcome. P.S. I did not even get a message back when I wrote that we'll leave keys in the room as we have very early check out. No response, no attention.
