This lovely vacation home on Keuka Lake is the perfect spot for your group of 12, not only during your summer getaway, but also during the spring, fall, and winter! Pleasant Bay has private lakefront....a great summer spot for enjoying the water, kayaking, and boating! But this is also the perfect spot to stay in the quieter seasons....Pleasant Bay boasts a large hot tub on the deck overlooking the lake and with easy, year-round access to the home, you'll want to stay here in cooler weather as well!
Pleasant Bay is tucked into a little cove area, by two marinas, right at the top of Keuka Lake's west branch. The water here is more shallow than other parts of the lake(along with the shallow, warmer water, you may encounter lilypads and lake grasses). The view from the house extends across the water to Keuka's famed Bluff.
The main floor of the house has an open floor plan with the Kitchen, Dining, and Living Room all open to each other. Walking in the main entry door from the back porch, you'll enter the fully stocked kitchen with an eat-in island, bar height dining table and Living room with a gas fireplace, large screen smart TV and wall to wall glass doors looking out over Keuka Lake and that walk out on to the large porch and lake beyond.
There are 2 bedrooms on the main floor. The Master bedroom is quite spacious with a King size bed and windows facing out over the lake. Bedroom 2 has two sets of Twin bunks. There is a Full bath located on the Main Floor with a tub/shower.
On the second floor, you'll find a open landing area that overlooks the Living Room cathedral area. This sitting area has sofa and is a great spot to use as a reading nook. The upstairs bedroom is spacious as well and has a King size bed. The upstairs bathroom is a full bath with a walk in shower. The washer and dryer are also located in this upstairs bathroom.
Downstairs, in the lower level basement area, is a Family room which can double as the 4th Bedroom. The Family room area has a futon and lounge area along with a large screen TV. The other half of the Family Room has a comfortable King size bed for sleeping 2 persons.
Pleasant Bay has a large yard for getting outside, playing yard games and allowing children to explore outside. Wrapped around the front of the house, toward the water, is a deck/porch with outdoor dining table/chairs and comfortable outdoor sitting area. A smaller, attached deck (with a privacy wall)is where you'll find the hot tub located. The yard slopes gently onto the lakeshore and there is a large dock with a sitting area, and a gas firepit, at the end of the dock. The dock does have cleats for tying up your boat. The house is located next door to a marina if you are unable to bring your own boat, you can always rent one from the marina!
*The garage is not available for guests to use
*Air conditioning is provided through wall units on the main floor and the two larger bedrooms
*A limited amount of paper towel, toilet paper, soaps, is provided for each guest.
**We ask that renters to be over the age of 25. By booking you agree with this policy and comply with the request that the renting party is over the age of 25.
**No pets or animals allowed at any time. Anyone found to be in violation, will be asked to leave immediately and/or charged an additional fee
**No parties allowed at any time.
**Smoking prohibited except in outdoor areas.

**Guest may be charged for misuse of the hot tub, if draining/refilling the hot tub is necessitated from guest misuse
**Guests are asked to initial a rental waiver, sent via email, immediately after booking
**DOCKS: A dock is provided, you are solely responsible for ensuring docks, and/or mooring facilities are adequate.
Guest assumes liability for use of the dock and assumes responsibility and liability for damages done to the dock during their stay, whether the damage is done by their watercraft or the guest themselves.
**Seasonal amenities: kayaks and some outdoor furniture are available seasonally and are often available for use from mid-May to October
