This simple, elegant, and warm condo is not far from the hustle and bustle of life, but it certainly feels like it is! Featuring stunning mountain views & a gorgeous creek, this condo has all of the allure found in an inviting forest retreat. It has been thoroughly updated and boasts a full kitchen. Even more charming is the quaint fireplace perfect for relaxing while enjoying a good book or a glass of wine.
Very important! This is a condo building with several long term tenants. Quiet time of 10pm is strictly enforced, so please do not book this cabin if you want to party & be loud. It was built many years ago, and sound travels! Everyone who stays must keep that in mind.
The cabin is PROFESSIONALLY CLEANED w/ disinfectant & HEPA-3 air purifier after each guest. =)This condo has fun games & books.
No pets allowed on the property. If we discover that you have brought an animal onto our property in violation of our policies, you will be required to leave immediately, and no refund will be given. No exceptions.
No campfires of any kind are allowed.
No parties or loud events will be authorized. In the unfortunate event that you disrupt the guests in a neighboring cabin, YOU WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. No exceptions.

This is a vacation rental - not a hotel, we do not resupply basics during your stay. If you are having an extended stay, please be certain to plan accordingly. No guest services are available onsite. We do not service the cabin during your stay. Please do not rent the cabin if you require hotel services. We do have many helpers that live within 1 minute of this cabin, if there is a maintenance issue. We provide 2 rolls of toilet paper in addition to what is left on the toilet paper holder. We offer 5 coffee pods, 5 hot chocolate pods, and 5 chai tea pods to be used in the Keurig coffee maker as well as an assortment of sugars and sweeteners.
The condo is 1 minute away from Blackstone Rivers Ranch, and just few minutes from downtown/old town Idaho Springs, Colorado. There are some great local restaurants, pubs, breweries and shops to explore. There are also a ton of outdoor activities to enjoy in the area: horseback riding, ATV adventures, rafting, zip lining, mine tours, mountain biking, hiking, etc. We're located on the road that leads to Mt. Evans, so if you're looking for a good base camp, stay with us! =) The cabin is located in a small riverfront enclave near other tiny cabins. Please do not book this property if you require a large acreage property with no one else, or other structures around. There are other cabins nearby.

While we do receive a lot of snow during the winter, 4WD is not necessary to access the cabin. The property is extremely well maintained with the owners ensuring that guests have easy accessibility despite weather troubles. It is always shoveled & plowed quickly during heavy storms. Also, the cabin is located on a frontage road, just off of Highway 103, which is maintained by the county.
We cannot guarantee that we can answer the phone at all hours of the day and night if you call. We have one phone, and the person who answers the phone cannot be awake 24 hours a day/7 days a week. If you need anything whatsoever during your stay, you must message us via the Airbnb app. That is the only way we can guarantee a response. We have several staff members who monitor the messages, and can most promptly assist you in that manner.
We are able to offer an early check-in of 2 pm or a late check-out of 12 pm for an additional $50 fee, because it requires our cleaners to adjust their normal schedule. Please let us know if you would like us to coordinate their schedule for the additional fee. Otherwise, I am sorry but we can't offer it. Thank you!
We do not allow smoking or incense of any kind inside the condo. If you plan to smoke, please do so outdoors, with the condo doors & windows closed. If we discover this rule has been broken, we will need to collect $500 in damages to have the condo fumigated.
Guests, please note that this condo was built many, many years ago. Although it has had many beautiful updates done, it is an old building and is not ADA compliant. Some of its features may not be to current building code, but are consistent to its year of construction.
There have been sightings of bear, mountain lion, deer, elk, moose, and foxes in the area. This is their home too. Please make sure to bring all food inside at night. Do not sleep with the doors open. Animals can be curious!
Enter the creek at your own risk! We are not responsible if you injure yourself by going in the water. We do not recommend that you enter the creek, as it could be unsafe.
NO PARTIES, GATHERINGS OR CAMPFIRES ALLOWED.
We offer an early check-in of 2pm for a $50 fee, or a late check-out of either 11am or 12pm for an additional $50/$100 fee, because it requires our cleaners to adjust their schedule. Let us know if you would like us to coordinate their schedule for the additional fee. Otherwise, sorry but we can't offer it.
We honor your need to alter their booking dates in advance, as we understand that sometimes things come up. However, we do not allow alterations within a week of your intended arrival.
There is no cel service, so set your phone to "wi-fi calling," and it works great! Internet service is terrific - 100mbps Centurylink high speed fiber. That being said, like any service, it goes down from time-to-time. Though rare, we are not responsible for any inconvenience it may cause. No credit given if service is slow or down during your stay. Cel service 1 min down the road.
Consistent with most mountain getaways, there is not air-conditioning. However, we do have ceiling fans and/or portable fans. Closing the drapes during the day will help keep the heat from the sun out. Opening the windows at night, will allow the cool air to blow in off the creek.
No additional firewood or Firestarter is available for guests onsite, aside from the 1.5 hour log we have provided at no charge. All firewood on the surrounding property belongs to other tenants.
All units on this property are strictly no smoking. If this condo smells like smoke after you stay, you will be charged a $500 cleaning fee. We do not allow incense of any kind inside the cabin. If you plan to smoke, please do so outdoors, with the doors & windows closed. There is an ashtray outside for your use.

The cleaning products used for laundry & cleanings, contain fragrances. Do not book with us if you have sensitivities to these products, as we are unable to accommodate any special anti-fragrance cleaning/bedding protocol. Thank you for understanding.
This condo has a wood burning stove. As such, if the previous guest had a fire the night before you check in, it is HIGHLY LIKELY that the smell of smoke may still be present upon your check in. While we air out cabins & use an air filter between stays, we cannot guarantee it will be completely free of smoke. If you have smoke sensitivities, we recommend you book one of our other units without a wood burning fireplace. We do not provide refunds if the cabin still smells of firewood smoke upon check in.
