Welcome to your private retreat nestled within a sprawling 75-acre conservation land, a nature lover’s paradise! This exceptional short-term rental offers a secluded escape with its two beautiful buildings, three cozy bedrooms, three full bathrooms, and a refreshing swimming pool (chlorinated). Prepare to immerse yourself in nature's bounty while enjoying modern comforts and endless opportunities for relaxation and exploration. You have endless opportunities for exploration and adventure within the 5 surrounding acres only (the buildings outside of the guest suites are not available for guests). -3 bedrooms, 3 Baths - In total we sleep six in king-size beds throughout, plush linens and each have their own full-size bathroom!

Property Damage Protection
Included in your rental rate, our coverage safeguards you against accidental damages up to $1500, ensuring your relaxation and enjoyment during your stay.
NOTICE: The pipes running the water supply to the house will freeze during extreme cold snaps and prolonged freezing temperatures. Due to this, we will have to turn off water to the house when it is expected to not rise above freezing temps during the day (which is rare, but may occur). Please note that if this happens and a guest requests a cancellation with a refund we will happily override our cancellation policy and provide a refund of any unused nights and all fees if the guest does not check in at all.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
