Positive: I am giving this full marks because of the location and price and it is unbeatable value for a clean single room. The inn is in Gion but in a relatively quiet street but you can walk to the shopping area, Higashiyama temples, essentially a large number of tourist attractions. A major bus stop is 150m away. The inn is small, a bit cramped in an old house, with a tiny communal area (you can use a sink, cutlery, plates, fridge, microwave and there is coffee) that is supervised by a big grumpy cat. I stayed on the second floor in a small private room - super small but for a single traveller without huge luggage it was perfectly fine without getting cramped. Very nice natural light, water kettle, table seating cushion... it had everything I needed and was very clean. There was a toilet on my floor (shared) and a bathroom with separate toilet (sex segregated) on the ground floor. All very clean. The owner was very nice and let me park my bicycle at the inn and organised a taxi for me and my big luggage (after shopping) to go to Kyoto JR Station. Just stick to the check-in times, it is a small inn and do not expect a super late check-in or someone being available at all times.
Negative: Nothing. This is budget accommodation and for that it does an excellent job. Walls were thin so I could hear the person next door snoring but it's an old house and it was almost amusing... I just used ear plugs.
