This two storey cottage has 3 bedrooms and 2 living areas.
Bedrooms- two downstairs and the master bedroom with an ensuite upstairs. Living areas- The open plan living space downstairs is complete with a fireplace (wood provided) and a family dining area.
A larger rumpus upstairs along with games, movies and a TV with Netflix.
The main bathroom has a shower and a bath.
A well-equipped kitchen and pantry stocked to make your stay comfortable. It has pots and pans and some extras too, appliances- toaster, kettle, coffee machine with pods, oven/grill, fridge, freezer.
The outdoor has a picnic table in the back garden and a weber family Q to enjoy a great bbq.
The private gardens all around the house are ideal for chats on picnic rugs, to read, paint or write in quiet contemplation, gazing at the views on our garden chairs or playing some outdoor games we have here for you. We have some bicycles in the garage for you (bring helmets) to explore Broughtons Access or further.
This cottage is perfect for families, friends, mountain bikers, couples, wanderers or artists looking to stop a while to soak in the ravishing beauty and peace that the area has to offer.

Guests will have full access to the whole house and grounds

I leave my guests to enjoy their peaceful stay but am only a message away if help is needed.

The property has a small pond/dam, in the front garden filled with frogs and vegetation - please supervise the little ones around it.

Bring some warm clothes as being on the hilltop, with those magnificent views comes the weather that can turn quickly.
Arrival is from 3pm. Departure is by 10am unless arranged prior with management.
Early arrival and late departure incur a fee of $50 per hour.

The property is strictly non-smoking. A $750 fine will apply for smoking inside.

All guests are to be booked and paid for including children sleeping in beds.

There is a strict no-party and schoolies policy.
Please consider your neighbours, keep noise down after 10pm and be mindful that the property is located in a residential area.

Dogs are NOT PERMITTED at this property. If dogs are found to be staying with you, you will be asked to leave immediately with no refund given.

Please leave property in neat and tidy condition. Dishes are to washed, dried and packed away OR dishwasher set to washing on departure. Lights, Electric Blankets and Heating turned off. Doors locked. Additional fees may apply if not.
